Being the true-blue friends that we all are... I thought it might be nice to keep Richard OFF-DEAD-CENTER and motivated by initiating a fresh discussion-thread about his NEW HANGAR project.
This is the property you mentioned near Fredricksburg last year, correct? Will we get a ground-breaking ceremony/tour this weekend at the Xmas party? (Hey, Dubya! Hey, Ol'GAr! Frank!...we'd better bring our shovels, heh?)
What color will Ina select for the hangar?

My current yearly rent at the public airport will pay for all property taxes and association dues at the new place.
The point of my original comment was actual expenses for the public airport hangar owners do not go up at the rate that is claimed and charged to the renters. The renters have no recourse but to leave so that is what I'm doing.
